Wolfforth TX homes for sale southwest of Lubbock
Wolfforth, Texas

A city of its own, minutes from Lubbock.

Eleven miles southwest of downtown, Wolfforth is a separately incorporated city — home base of Frenship ISD, with its own government, seven city parks, and a direct freeway line into Lubbock. A railroad town from 1916 that's grown quickly into one of the area's most established small cities.

Wolfforth, in Short

Its own city, on Lubbock's doorstep.

Wolfforth began as a stop on the Panhandle and Santa Fe Railway in 1916, took its name (by way of a postal misspelling) from the Wolffarth ranching brothers, and incorporated as a city in 1950. It borders Lubbock on two sides and connects to it in about fifteen minutes on the Marsha Sharp Freeway — but it runs on its own terms, with its own city hall, its own school district, and its own tax structure. It has grown quickly in recent years, and three things define it for a buyer.

What ties Wolfforth together
  • One school district: Frenship ISD. Every Wolfforth address is Frenship ISD — the district is headquartered here — though the specific campus varies by address and shifts as the district grows.
  • Its own city & taxes. As a Home Rule city, Wolfforth levies its own municipal property tax on top of county and school taxes, so the total rate generally runs higher than inside Lubbock. A factual cost to plan for.
  • PIDs in two subdivisions only. Most Wolfforth homes carry no PID; the exceptions are the Preston Manor and Harvest subdivisions. Knowing which side of that line a home is on matters — more below.

The Anchor

The home of Frenship ISD.

More than anything else, Wolfforth is known as the seat of Frenship ISD — one of the fastest-growing districts in Texas, and the reason many buyers look here first.

01
Top-ranked in the area

Frenship ISD was ranked the #1 school district in the Lubbock area, and #18 in Texas, by Niche for 2025-26, serving more than 12,000 students across 16 campuses.

02
Two high schools now

Frenship Memorial High School opened in 2025 as the district's second comprehensive high school, joining Frenship High School — a direct response to how fast the area has grown.

03
Verify the campus by address

With four middle schools and nine elementaries and boundaries that shift as schools open, the campus for any address should be confirmed on the district's tool — never assumed.

Parks & Community

Seven parks and a freeway home.

For a small city, Wolfforth keeps a lot of public green space and civic life close at hand — here are the facts worth knowing.

City parks & gathering places

Wolfforth maintains seven city parks, including Patterson Park (with its rentable pavilion and the Lubbock County Precinct 1 clubhouse), Preston Manor Park, Frenship Mesa Park, Harvest Park, and two dog parks — Preston Manor Dog Park and Overlook Dog Park. The Wolfforth Public Library is a separate municipal facility.

The city's annual "4th on the 5th" Independence Day celebration has grown to draw well over ten thousand people to the Patterson Park area, and a Saturday farmers market runs in the same vicinity (confirm the current season's schedule with the city).

Connections & services

The Marsha Sharp Freeway (US 62/82) runs along the south edge of town, giving Wolfforth a direct freeway line into Lubbock, Texas Tech, and the medical district — roughly twelve miles to campus and the hospitals. BNSF rail still runs through town on the original alignment.

Wolfforth runs its own water, wastewater, and solid-waste services and moved to a full-time fire department in 2025. South Plains Electric Cooperative and West Texas Gas serve much of the area. New water-storage and street projects reflect the city's recent growth.

Buy With Your Eyes Open

The numbers that vary by subdivision.

PIDs: two subdivisions, not the city

This is the single most important thing to check in Wolfforth. The city has only two Public Improvement Districts, and both are specific to one subdivisionPreston Manor (PID #2) and Harvest (PID #3). Homes anywhere else in Wolfforth, including Frenship Mesa, carry no PID and pay standard property taxes only.

In Preston Manor the PID funds community amenities — clubhouse, pools, parks, tennis, dog park, and trails — and is separate from any HOA. Builders often pay most of the assessment at closing, but each lot also carries an annual maintenance payment, and a remaining balance can ride along on the tax bill. We confirm whether a specific lot carries a PID balance, and what it funds, and pull a property-specific tax certificate before you offer.

Schools & taxes: confirm by address

All of Wolfforth is Frenship ISD, but the campus depends on the address and the district adjusts boundaries as it grows, so we verify on the district's tool rather than by listing. On taxes, remember Wolfforth's own municipal rate sits on top of county and school taxes — generally higher than inside Lubbock, and worth budgeting for up front.

A note on builders & subdivisions
  • Active builders in the Wolfforth and Frenship ISD area include D.R. Horton (Frenship Mesa) and Betenbough Homes (Harvest) — and other builders are also active in this area.
  • Several communities sit right at the city edge, some inside Wolfforth and some in adjacent Lubbock County. We confirm the exact city-limit status of any specific address, since it changes the taxes and services that apply.

Wolfforth, Answered

Frequently Asked

Where is Wolfforth, Texas?

+
Wolfforth is a separately incorporated Home Rule city in Lubbock County, about eleven miles southwest of downtown Lubbock and roughly a fifteen-minute drive away via the Marsha Sharp Freeway (US 62/82). It borders the City of Lubbock on its north and east sides and has its own city government, founded as a railroad town in 1916 and incorporated as a city in 1950.

What school district serves Wolfforth?

+
Wolfforth is served entirely by Frenship ISD, which is headquartered in Wolfforth and has been ranked the number one school district in the Lubbock area by Niche for 2025-26. The district runs two comprehensive high schools, including the new Frenship Memorial High School that opened in 2025, plus four middle schools and nine elementary schools across the Wolfforth and west Lubbock area. Because campus assignments shift as the district grows, always verify the specific campus for an address using the Frenship ISD attendance boundary tool.

Do homes in Wolfforth have a PID?

+
Most do not. Wolfforth has only two Public Improvement Districts, and both are specific to individual subdivisions rather than citywide: Preston Manor (PID #2) and Harvest (PID #3). Homes outside those two subdivisions pay standard property taxes with no PID assessment. In Preston Manor the PID funds community amenities such as the clubhouse, pools, parks, and trails, and is separate from any HOA; builders often pay most of the assessment at closing, with each lot also carrying an annual maintenance-and-operations payment. Confirm the current figures and whether a specific lot carries a balance with the City of Wolfforth and a property-specific tax certificate before closing.

How are property taxes in Wolfforth compared to Lubbock?

+
Wolfforth levies its own municipal property tax on top of Lubbock County and Frenship ISD taxes, so the total tax rate for a Wolfforth home is generally higher than for a comparable home inside the City of Lubbock. This is a factual cost to budget for rather than a judgment about value. Because rates are set annually and a PID can add to the bill in Preston Manor or Harvest, confirm current figures with the City of Wolfforth and the Lubbock Central Appraisal District before you offer.

Is Wolfforth a good place to buy a home?

+
That depends entirely on what you are looking for, and it is your decision to make. Wolfforth offers its own city government and services, the Frenship ISD school district, seven city parks, direct freeway access to Lubbock, and a mix of established and newer construction. We can give you the factual picture for any specific home, including the school zoning, the tax and PID situation, and what to check in person, so you can decide what fits. We follow strict Fair Housing practices and describe the place, not the people.
Looking in Wolfforth?

Tell us what matters — a Frenship campus, a newer build, no PID, room near a park — and we'll tell you what we know: the school zoning, whether a home sits in Preston Manor or Harvest, the full tax picture, and what to check in person. No pressure, just a straight conversation.
