Central is where Lubbock started and grew outward from — the downtown core and the established neighborhoods around it, from the Depot District and the blocks beside Texas Tech out to Mackenzie Park and the east side. It's the most central, settled part of the city, the kind of location newer parts of town are still trying to recreate, and a few things hold true across most of it.
- One school district, no splits. Every Central neighborhood is Lubbock ISD — none of the Frenship or Lubbock-Cooper interlacing you'll find farther out. Campus assignments still vary by address.
- PIDs vary — one exception. Most of Central carries standard property taxes only, but North Overton sits in an active City of Lubbock Public Improvement District with an added assessment. We confirm PID status per property.
- Built around a 248-acre park. Mackenzie Park — golf, disc golf, a dog park, trails, an amphitheatre, and the free Prairie Dog Town — sits at the heart of the area. More on that below.

248 acres at the center of it all.
Mackenzie Park has anchored this part of Lubbock since the 1920s — the city's first park, and still one of its largest. It's the reason Central feels green in the middle of the city.
The city's Meadowbrook public golf course, two disc-golf courses, the Canyon Run Dog Park, equestrian trails, ball fields, and the Moonlight Musicals Amphitheatre.
A protected prairie-dog colony started in the 1930s — free to visit, dawn to dusk, year-round, and one of Lubbock's most-visited little landmarks.
On the park's eastern edge: 28 acres and the world's largest collection of restored windmills — 160-plus on display inside and out.
Two things to check before you offer.
PID status: mostly clear, one exception
Most of Central Lubbock carries standard property taxes only — no City of Lubbock Public Improvement District. The clear exception is North Overton, the redeveloped district between downtown and Texas Tech, which sits in an active City of Lubbock PID, so homes there carry an added annual assessment on top of standard taxes.
PID rosters can change, and the appraisal-district estimate won't flag one for you. We pull a property-specific tax certificate before you write an offer — especially anywhere around the Overton redevelopment — so the tax line you plan around is the real one.
Schools: one district, verify the campus
All of Central is Lubbock ISD — unlike the far southwest of town, there are no Frenship or Lubbock-Cooper splits here, which keeps things simpler. What does vary is the specific campus, by address and as the district redraws zones.
