What to know about Far Northwest

A Separate City

Shallowater, a railroad town.

Twelve miles up US 84, Shallowater began in 1909 as a Santa Fe Railroad townsite and grew through the cotton era into the small incorporated city it is today. The BNSF line still runs the original 1913 alignment through town. It functions on its own terms — its own city hall, its own schools, its own tax rate — so we treat it as a town in its own right, not a Lubbock neighborhood.

Looking at Shallowater?
  • Its own schools. Shallowater ISD runs its campuses in town and is the district most of the city feeds into — separate from Lubbock ISD and Frenship ISD.
  • Its own city & taxes. Shallowater is a General Law city with its own mayor-council government and municipal tax rate; confirm current figures directly with the city and Lubbock CAD.
  • Housing & land. Mostly single-family homes on larger lots in town, with agricultural acreage on the county roads around it — two very different kinds of purchase.

There are no City of Lubbock Public Improvement Districts in Far Northwest — the whole zone is outside Lubbock city limits. But that doesn't mean one flat tax picture. A property might sit inside the city of Shallowater (its own municipal rate), in unincorporated Lubbock County, or on land near the Reese campus, and each carries a different combination of taxing entities.

On county and acreage parcels there's more to check than taxes alone — water, septic, and road maintenance all come into play. We confirm the jurisdictions for any address and pull a property-specific tax certificate before you offer.

Schools: three districts, one rule

Three school districts cross Far Northwest. Frenship ISD covers most of the central and western zone — including the carded neighborhoods out west. Lubbock ISD reaches the eastern slice, roughly where the zone tapers toward North Loop 289 and Slide Road. Shallowater ISD covers the city of Shallowater and a section of the north. Some areas, like the 79416 pockets near 4th Street, sit close enough to a boundary that the district can change from one property to the next.
