If the Southwest is where Lubbock already lives, the Far Southwest is where it's still moving in. South of the 82nd and 98th Street corridors, this is the city's growth edge — master-planned subdivisions, newer single-family construction, and a few established 1970s-90s pockets mixed in. Two things make it different from anywhere else in Lubbock, and both come down to the exact street you're on.

What makes the Far Southwest different
  • Three school districts in one area. Lubbock ISD, Frenship ISD, and Lubbock-Cooper ISD all serve parts of the Far Southwest — the district can change from one neighborhood to the next, so this is the area where confirming your district by address matters most.
  • This is where PIDs appear. Quincy Park and Vintage Township each carry an active City of Lubbock PID; the others here do not. Knowing which side of that line a home falls on changes the monthly math.
  • Mostly newer construction. Build eras run from the 1970s through brand-new, with the bulk of the area built since 2000 — a real contrast to the established Southwest just north.

PIDs: two neighborhoods, not the rest

Two Far Southwest neighborhoods carry an active City of Lubbock Public Improvement District: Quincy Park and Vintage Township. A PID is an annual assessment — separate from city property taxes, collected through the tax system — that funds the development's parks, lakes, trails, and common areas. The other neighborhoods here do not carry a City PID.

The rate is set each year by City Council, so we don't quote a fixed figure — we confirm the current year's amount, check whether the seller has prepaid, and pull a property-specific tax certificate before you offer. Texas Property Code §5.014 requires a PID notice on every affected sale.

Schools: three districts, one area

This is the only part of Lubbock where three districts interlace — Lubbock ISD (Preston Smith, University Pines), Frenship ISD (Bacon Crest, Regal Park, Quincy Park), and Lubbock-Cooper ISD (Meadows South, Vintage Township). Kings Park & Kingsgate are Lubbock ISD, and Lakewood should be confirmed by address. Campus assignments shift as new schools open, so we verify by address, never by listing.
