At 39 days on market, homes are moving at a similar pace to a year ago, with well-priced listings still drawing competitive interest. The close-to-original list price ratio of 96.4% shows sellers are holding firm on pricing even as inventory grows.

Odessa Q2 2026 Highlights
Odessa continues to outpace Midland this quarter. Median price of $280,000 is up 1.5% year-over-year, while closed sales jumped 10.1% to 447. Active listings rose 33.7% to 417 — still the bigger inventory gain of the two markets — and days on market rose 5 days to 45.
Months of inventory reached 3.3, still technically a seller's market but with more buyer choice than we've seen in several years. The close-to-original list ratio of 96.0% trails Midland's 96.4% slightly, though both markets show sellers holding firm on price.
