$300–399k is the largest segment at 31.4% of sales. $200–299k follows at 21.8%. $400–499k at 16.9%. $500–749k at 14.8%. The bulk of activity — about 70% — is between $200k and $499k.

Odessa Q2 2026 Highlights

Odessa continues to outpace Midland this quarter. Median price of $280,000 is up 1.5% year-over-year, while closed sales jumped 10.1% to 447. Active listings rose 33.7% to 417 — still the bigger inventory gain of the two markets — and days on market rose 5 days to 45.

Months of inventory reached 3.3, still technically a seller's market but with more buyer choice than we've seen in several years. The close-to-original list ratio of 96.0% trails Midland's 96.4% slightly, though both markets show sellers holding firm on price.
