Lubbock Real Estate,
area by area.
Lubbock is a big city with neighborhoods in every direction. We broke it down the way the local MLS does — by area — so you can find your part of town and see exactly which neighborhoods are in it.
Most Lubbock searches start with a price filter and a single map pin — and miss what really separates one part of town from the next: school-district lines that split mid-street, Public Improvement District (PID) assessments that don't show up on the appraisal estimate, and build eras from postwar bungalows to brand-new construction. We've done that homework, area by area.
- Use the map below: hover or tap an area and the legend shows the neighborhoods inside it.
- Step out to the towns: Wolfforth, Ransom Canyon, Shallowater & Idalou each run their own district and governance.
- Check the fine print: verify PID status and school zoning by address before you make an offer.
- New to the city? See what living in Lubbock is like and how to research it for yourself.
Find your part of town.
This is the real map — every street, the Loop 289 ring, I-27, the highways radiating toward Shallowater, Wolfforth, Idalou, and the lake. Hover or tap an area and it lifts off the map; click to open its neighborhood guide, or jump to a surrounding town below.

SGR Group built its name across the Permian Basin on one standard: know the market, tell clients the truth, and treat every transaction like family. We're bringing that same research-first approach to Lubbock — visible in the depth behind every area on the map.
Boundaries, PID status, build eras, and district lines — researched area by area, not pulled from a listing description.
Broker Stacy Gonzalez holds the WERC® CRP® relocation and MRP military-relocation designations — expertise that serves Lubbock the same as anywhere.
Bilingual English and Spanish service, and a team that will tell you when an area, a price, or a timeline isn't right for you.
Two things every Lubbock buyer should check.
Public Improvement Districts
Several Lubbock-area neighborhoods — including Bell Farms, Quincy Park, and Vintage Township — sit inside an active PID, where an annual assessment funds neighborhood improvements and is collected through the property-tax system.
Texas Property Code §5.014 requires a PID notice on every affected sale, and the appraisal-district estimate doesn't add it for you. We confirm PID status before you write an offer, so the monthly number is the real one.
School-district assignments
Lubbock ISD, Frenship ISD, and Lubbock-Cooper ISD all serve parts of the city, and the surrounding towns add Roosevelt, Slaton, Shallowater, and Idalou ISDs — boundaries that can split within a single area or shift over time.
We verify the exact address against each district's tool, not a listing's claim. Start here, then confirm the specific listing:
Lubbock Market Snapshot
Lubbock's market is anchored by Texas Tech, a diversified regional-hub economy, and steady new construction on the south and west edges. Inventory has risen and homes are taking longer to sell than a year ago — a market shifting toward balance. Because those forces hit each area differently, a citywide average rarely tells you what a specific neighborhood is doing.
